If treatment is performed, keep the contract, diagram and pesticide-use records, plus any applicable official waiver.

Review the report alongside earlier treatment records. Look for the treatment date, company and method, such as baiting or a liquid treatment. Check whether an existing termite bond or warranty is active, when it expires and whether it transfers to the buyer. If coverage has lapsed, discuss renewal or new coverage with a licensed provider.

A pre-listing inspection can help you prepare, but its report may need updating before closing. Ask the lender how recent it must be rather than assuming every termite letter expires after three months.
